What is Home Insurance?

Home insurance, often referred to as hazard insurance or homeowner’s insurance (HO1), is a type of property insurance covering private residences. This policy combines various protections, including coverage for the home, its contents, additional living expenses, personal possessions, and liability insurance for accidents that occur on the property.

Typical Home Insurance Coverages

Section I — Property Coverages

Coverage Description
Coverage A – Dwelling Covers the value of the dwelling (excluding land). Usually, a coinsurance clause requires the dwelling to be insured to 80% of its actual value.
Coverage B – Other Structures Covers non-business structures on the property (e.g., a private garage), typically limited to 10%-20% of Coverage A, with options for additional coverage.
Coverage C – Personal Property Covers personal belongings, with limits for theft/loss of certain items (e.g., $200 for money, coins, etc.). Typically 50%-70% of Coverage A is necessary for contents.
Coverage D – Loss of Use Covers additional living expenses (like rental costs) if part of the home is rented out. Covers fair rental value only for the actual rent, not services.

Additional Coverages

This section includes a variety of expenses such as:

  • Debris removal
  • Reasonable repairs
  • Damage to trees and shrubs (for specified perils)
  • Fire department charges
  • Removal of property
  • Identity theft expenses
  • Collapse and some building additions

Exclusions

Exclusions will vary, but common ones include:

  • Earth movement
  • Water damage (e.g., mold from long-term leaks)
  • Power failure
  • Neglect
  • War and nuclear hazard
  • Septic tank back-up expenses

Note: Flood damage typically requires a separate policy, available from the National Flood Insurance Program (NFIP) or private insurers.

Section II — Liability Coverages

Coverage Description
Coverage E – Personal Liability Covers damages for which the insured is legally liable and provides a legal defense at the insurer’s expense. A significant portion of claims arise from dog bites.
